The Carl M. Nielsen Ranch is a prime, irrigated row crop ranch located in the heart of the Salinas Valley between Salinas and Chualar. Consisting of 187.5 acres of level farmland and a 1-acre residential parcel, this ranch is situated in a highly productive region with a cool coastal climate known for producing a variety of fresh vegetables and strawberries. The soils consist primarily of Chualar loam soils that are well drained and suitable for spring, summer and fall season crops. Irrigation water is provided by two wells, one of which is a newer well with a large 300-hp pump with a variable frequency drive, with high pressure underground pipelines distributing water throughout the ranch. A separate domestic well serves the residence. This property is currently enrolled in a Farmland Security Zone contact and is held in a partnership, providing the potential to maintain the partnership’s current base year tax value.
