Location:

The Gularte Ranch is located at the north end of the Salinas Valley approximately one mile northwest of Salinas.  The ranch fronts along the north side of Espinosa Road and along the west side of Highway 101, and has somewhat of a flag shape.

Gross Deeded Acreage                                           788.9 acres
The Gularte Ranch has a gross deeded area of 788.9 acres with 660 acres developed for farmland.  The farmable acreage is divided into three geographic areas, described as follows:

Total Developed Acreage                                       660± acres

South Section                                                        311± acres
The south section fronts on Espinosa Road and has a level to gently sloping terrain.  The soils are Chualar loam, and crops grown include head lettuce, leaf lettuce, broccoli & strawberries.

Middle Section                                                       251± acres    
The middle section has a rolling terrain with sandy loam soils.  These soils and the cool coastal climate provide ideal growing conditions for strawberries.

North Section                                                           96± acres
The north section drops down into the former Merritt Slough and has a level to gently sloping terrain.  Though historically used for organic vegetables, this area is also well suited for strawberries and cane berries.

Open Acreage                                                           129± acres
The remaining 129 acres are predominately hillsides within middle and northern section of the ranch. 


Water:

There are four wells (one of which was developed in 2010) serving the property.  The  majority of the ranch is improved with a high pressure irrigation system.  Water quality is reported to be very good and suitable for the current agricultural use.  Well reports and water quality tests available upon request.


Building Description:

Metal shop/equipment storage building, one dwelling, one duplex & two equipment sheds.


Leases:

There are two master tenants that lease approximately 611 acres of the property.  These leases expire between 2012 and 2017.  The remaining 43 acres are available for the 2011 season; however, the owners are willing to lease back this acreage upon a sale.
