Location:

Rancho San Juan Ranch is located at the northeasterly end of the Salinas Valley, approximately 3 miles north of Salinas and 10 miles east of the Monterey Bay.  Recently completed interchanges at Crazy Horse Canyon Rd and Sala Rd provide great linkage to Highway 101.

Neighboring uses include irrigated row crop farming for a variety of fresh vegetable crops and strawberries, rural residential and livestock grazing.


Property Description:

The property is divided into two sections:  irrigated farmland and the hills.  The farmland section consists of 545 +/- acres of irrigated farmland and remaining 939 acres makes up the hills section.  There are six legal lots of record, with two of these lots within the farmland and four on the hills.

The farmland has a sloping-to-rolling terrain with slopes of 2 to 15%.  The soils in this area mainly consist of sandy loams of the Arnold, Chualar, Gloria and Santa Ynez series, which are suitable for growing strawberries, bush berries, flowers and fresh vegetable crops.

The hill land has a rolling terrain featuring open meadows, oaks and seasonal ponds.  This area has historically been used for grazing and recreation; however, residential opportunities exist.


Water:

There are four irrigation wells, with the newest well developed in 2015.  A large reservoir also provides supplemental water storage and is used for pre-irrigation.  The irrigation system includes electric boosters and underground high-pressure PVC lines.  More details on the water system will be provided with a signed confidentiality agreement.


Leases:

There are four farmland tenants on approximately 357.8 acres.  More information on the tenants and leases will be provided upon execution of a confidentiality agreement.
